Sinwood — certificate boundary and two holder plots

Worked example under Annex A and Annex B. Source: the "cyber valley" Google My Maps layer maintained by Cyberia (mid=1txZioQKBBvOdmox1Had5aI-Zz4kUEJI), KML pulled 30 August 2026. Coordinates below are read directly from that KML, not eyeballed from a screenshot.

Identity confirmed. "sinwood" is Parcel 4 — HGB 00048 — in Annex A and in director disclosure indemnity agreement Appendix B. Three independent fields match: the map layer's own id: 4 against our Parcel 4 index, the declared size 400 are = 40,000 m² against Annex A's 40,000 m², and the expiry 02.02.2053 against Annex A's 02.02.2053 — the same match already seen elsewhere in the pack (Parcel 0: 6,800 m² declared, 6,400 m² on resurvey). The 407.24 are this KML shows is the measured area; 400 are is the certificate's declared figure.

That sketch is for the certificate's own outer boundary — the land the Company leases out is only part of this certificate, not the whole of it.

On the holder plots inside it (below): their neighbours on three sides are other Plots inside this same certificate, not the external parties above. Only where a holder Plot's own boundary happens to run along the certificate's outer edge does an external neighbour from the table above apply. Neither sinwood-25 nor sinwood-31 touches that outer edge — every side of both is another Plot inside sinwood.

Why flat and real differ. The map layer's area is a flat projection of GPS boundary points. This ground is terraced with real elevation change between terraces, so the true surface area runs ahead of the flat figure — confirmed by the sinwood-25 triangulated survey (9.56 are flat → 12.72 are real). The two perimeters stand in the same relation: 127.7 m on the flat outline against 150.5 m measured along the ground, a ratio of 1.175. Until a plot is triangulated, treat its flat figure as a floor, not the final number.

The shape of a plot comes from the flat outline, not from the tape survey. Slope distances measured across terraces do not compose into a plane — the thirteen angles around the sinwood-25 centre station sum to 367.77° rather than 360°, so a polygon reconstructed from them is distorted even though every individual triangle is sound. Use the map outline for the boundary drawing and the tape survey for the surface area. The site plan attached to perjanjian sewa fedorov is drawn that way. This is the practical case land rights agreement §2.7 and KUHPerdata Pasal 1486 are written for: the akta demises the Plot within its boundary marks, not by the flat number, precisely because the flat number is known to understate a terraced Plot.

Heron over the thirteen triangles gives 1,101.6 m² — the adopted, conservative figure. The fan of rays sums to 355.5° instead of 360°, so one reading is suspect (N–G or H–I); a re-check can only raise the total, and the parties have agreed a larger figure changes nothing.

sinwood-31:@alex_dzin — vertices (flat sketch, superseded)

Google My Maps vertices of the pre-agreement flat sketch (749 m²). The boundaries were re-agreed and enlarged on 31 August 2026; these coordinates no longer describe the plot and stand only as history until the new boundary is captured in geo-coordinates.

Provenance

  • Certificate and plot geometry: live KML of the "cyber valley" Google My Maps layer, pulled 30 August 2026. Areas above are computed from those coordinates by equirectangular projection at the layer's own latitude — a flat-earth approximation adequate at parcel scale, not a cadastral survey.
  • Neighbour table: relayed from a hand-drawn boundary sketch (gambar situasi) shown during drafting. The scan itself is not yet a file in this repository — when it is added (legal/media/sinwood/), replace this table with an image of the original and verify the illegible name on the eastern side.
