value provenance
Every figure in the hak sewa template has one of three origins: a law that leaves no choice, a decision of the Company, or an engineering benchmark adopted as the minimum. This page names the origin of each, so a buyer reads the numbers the way the Company set them. A question this table leaves open goes to support in a direct message; the answer is added here.

figures the Company decided
Proposed in drafting from the named benchmark, settled by the Company on 22 October 2026.
| clause | figure | benchmark behind the proposal |
|---|---|---|
| 2.1 | the grant is for mixed purposes — a home plus the subletting channels of Part 5 | the product design: a residential-only grant would close the stay channel |
| 5.1 | stay management fee 20% of revenue, held provisional | Bali villa management runs 25–35% full-service; the Company set a leaner share |
| 8.5 | completion security 5% of budgeted cost, released 50% at SLF and 50% at FHO | performance-bond practice of 5–10% |
| 9.5 | holding charge 0.5% of the Plot price per month, +0.25 pp every 6 months; buy-back offered after 12 months | ≈7.5% over the first year of overrun — above land yield, below a confiscatory penalty a court would moderate |
| 10.4 | density settlement fee 2% of the price paid | mirrors the assignment fee: value moving through the Register pays ≈2% |
| 11.3 | initiative threshold 10% of district weight; while a district counts fewer than ten Holders, the Board answers any Holder | shareholder-proposal thresholds of 1–10%; the weight cap makes the early district open to every Holder |
| 11.4 | service charge capped at 1% of the Plot price per year; the charge itself is actual cost | complex service-charge practice of 0.5–2% |
| 12.1.9 | processing fee 2.0% of the valuation on conversion to Hak Pakai | administrative-fee band of 1–3%; direct costs sit with the Holder separately |
| 12.1.11 | delay compensation 0.5% of sums paid per month | mirrors the holding charge: the same rate against the Landowner |
| 15.4 | claims within 3 years after termination | contractual limitation practice |
| 16.2 | removal elected within 6 months before expiry | time to contract demolition or sale of Improvements |
| 17.1 | force majeure beyond 12 months opens no-fault termination | one full season cycle of Bali |
| 4.5 | assignment fee 2.0%, conduct reduces it to 1.0% | a prior holder-protocol decision |
| 5.1 | settlement fee 2% of revenue | a prior holder-protocol decision, within the 1–3% band |
| Annex E | collar +35% / −15% in bitcoin, floor at year-0 | the century index protocol |
minimums the engineering sets
Annex F norms, adopted as the recommended minimum; a Holder builds above them freely.
| norm | figure | benchmark |
|---|---|---|
| water | 120 l per person per day, 60 days stored, 7.2 m³ per resident | between SNI urban practice and the WHO intermediate level; 60 days covers the Bali dry season |
| blackwater | 50 l per person per day | the black fraction of the daily 120 l |
| greywater | 70 l per person per day | the grey fraction of the daily 120 l |
| energy | 5 kWh per person per day, batteries for 3 days | an off-grid household with induction cooking, without air conditioning; 3 days rides out an overcast spell |
